[Recites Will of said Humphrey Dell, dated 16 July 1764. Bequeaths to cousin Martha Dell, £20 payable out of his property in Marston (which he devises to Frank Nicholls of Hollywell in Oxford, doctor in physic). Devises to Richard Filkes senior and junior, a capital messuage at Flitwick, with the Paddock Closes, and all other property in Flitwick, Greenfield, Maulden and Cranfield (except some leasehold property at Maulden), in trust for his goddaughter Ann (daughter of Jeffrey Fisher and Ann Fisher, and aged 7)]
