    Recital in part of terms of will of Samuel Wells of Biggleswade, brewer, of 16 October, 1816. Executors sons-in-law, (i) & Joseph Meen, deceased - to each £50. Executors to sell real estate. Recital of codicil of 16 February, 1829 recording death of Mean, other 2 executors to sell other estates acquired since will. Recites Samuel Wells died 24 July, 1831, probate 16 August, 1831. Recites lands (below) former estate of Thomas Marshall senior, then Thomas Marshall junior, then his son John Marshall, then of John French whose will of 15 May, 1787 (proved 26 Sept. 1790) devised land to Dennis Herbert, merchant, & Samuel Wells of Biggleswade as tenants-in-common. Will of Dennis Herbert of 7 July 1803 (proved 26 Nov. 1803) devised his moiety to eldest son George Herbert & heirs. Will of George Herbert junior of 16 March, 1808 (proved 8 August, 1808) devised same to his heirs, Cornelius Pateman Herbert & and Nathaniel Vincent Herbert. They by conveyance of 19 & 20 December, 1809 conveyed same to Samuel Wells. - -garden in Biggleswade occupied by William Kent (plan), formerly described as parcel of land next to Swan Inn, Biggleswade where cottages once stood (now burnt) and the 'Queen's Head' (burnt down), copyhold of Manor of B'wade, part of pasture belonging to the Swan Inn occupied by John Graves (for former owners see recitals above) (For due & customary rents of Manor of Biggleswade (ii) indemnified from claims of Frances Wells, widow regarding dower- she granted annuity in lieu.)
