    Infirm in body but sound mind and memory. Soul into the hands of Almighty God, body to the earth to be buried at the decretion of executor in the parish church of Felmersham. To brother William Warner 'all that my messuage or ffarme house with the appurtenances situate & being in ffelmersham aforesd wherein I now dwell together wth William Pettit & Richard Ingram and also all the yards gardens orchards dovehouse barnes & outhouses thereunto belonging. And also all that my cottage or tenament called or known by the name of Kitts now in the occupacion of Thomas Cambers and also all close of pasture meadow ground arable lands & leyes lying & being in & about the said parish of ffelmersham & now in the tenure or occupacion of my sd brother William Warner his assignes or undr ten'ts. To hold the same lands tenem'ts...unto my said Brother William Warner his executors & assignes for & during the terme of two yeares to be computed from the day of my death provided he rem'ith no mannor of Wash & Lop any trees upon the premises under three yeares growth, And from and Imediately after the expiration of the said temre of two yeares so limitted to my said Brother as aforesd I give & bequeath all the sd Lands Tenem'ts hereditam'ts & premises wth their appurtenances & (except the said tenem't called Kitts & the orchard & barn thereunto belonging) to my loveing nephew Robert Warner eldest son of my said Brother William To hold the same to him & his heires for ever and as for & concerning the said tenement called Kitts wth the orchard & barn thereunto belonging after the expiration of the said terme of two yeares I give & bequeath the same wth the appurtenaces to my neice Elizabeth Warner daughter of my said brother William her heirs & assignes for ever. Item I give unto my said nephew Robert Warner & his heirs & assignes for ever all that my cottage or tenement wth a close of pasture thereunto belonging and the Little Pightell of pasture thereunto adjoyning wth appurtenances all wch I purchased of John Battison & are now in the said John Battisons occupacion lying & being in Radwell End in the parish of ffelmersham aforesaid. Item I give & bequeath unto my said nephew Robert Warner his heirs & assignes for ever. All that my one Acre of meadow lying in broad mead in the Lordshipp of Radwell aforesaid wch I formerly purchased of Henry Savage Item I give unto my sister Bodington five children twelve pounds & ten shillings to be equally divided between them & the survivors of them wthin two yeares after my decease. Item I will & bequeath unto my nephew Thomas Warner & his sister Edyth son & daughter of my said Brother William ten pounds a peice to be paid wthin two yeares after my decease. Item I give and bequeath unto my said neice Elizabeth Warner forty shillings & to my sister Hait forty shillings & to her two children forty shillings a piece all wch my will is should be paid by my executors wthin two yeares after my death. Item I give unto my said nephew Robert Warner his heires & assignes for ever all other my Lands tenements hereditaments not herein before bequeathed lying & being wthin the Kingdome of England And also all the residue of of my personall estate not herein before bequeathed I give unto my said nephew Robert Warner & make him sole executor of this my last will & testament revokeing all former & other wills by me made.'
