Scope and Content
1) William Wilshere of Hitchin,
2) Charles Nash of Biggleswade, farmer and miller.
recites: 1) has agreed to let to 2)
- messuage or farm house called Furzen Hall, Biggleswade and 250 acres, one rood and 30 poles for one year from 29 September and then from year to year with six months notice. Yearly rent of £500 payable quarterly, free from all taxes except Land tax and timber, and hunting rights. £50 per annum extra for every acre of pasture put to plough without consent of 1) and under a penalty of £15 for every acre not properly manured.
2) agrees:
- that on the 1st of March before he quits the farm he will leave all dung then in the yard for the benefit of the incoming tenant, and also all other dung from the last year’s crop.
- to keep buildings, fences etc in repair on being provided with rough timber, bricks, tiles, iron nails and lime for that purpose within 10 miles of the farm house.
- will not carry of hay or straw unless he brings in and spreads manure of equal value, and on quitting can carry away quantity no exceeding 10 loads of hay and straw for his use elsewhere paying 20s for every load of hay.
- will keep land in good condition, not sowing more than ¼ of arable land with a second successive crop of white strawed grain and after two successive crops the land to be sown with seeds.
- will weed the corn, cut down thistles and rushes so that they do not seed, endeavour to catch moles and rats.
- not cut things standing for timber under penalty of £5 for every tree cut.
- At Lady Day prior to quitting farm will leave 1/5 arable fallow.
- Incoming tenant to be allowed convenient part of the stable and straw for chaff and litter for horses and part of the house for his servants to lodge and diet in without making any satisfaction for the same.
- 2/5 arable to be sown in clover or in fit state to be sown with wheat, incoming tenant to be able to sow clover in the Lent crops of the last year and when crops cut fields to be handed over to new tenant without any cattle having been allowed on.
- will not destroy game, and will prosecute trespassers.
1) to be allowed to plant trees and make roads etc making reasonable satisfaction to 2) for any damage.
