    Recites: Indenture dated 1 Jan 1865 between 1) Mary Ann Edwards of Biggleswade, widow, Samuel Edwards, gardener, William Brook of Sandy, brewer (trustees and executors under the will of Jno Edwards deceased), 2) Mary Edwards of Sandy, widow, 3) William Pope, merchant. William Edwards, carpenter and builder devised to his sons Charles and John Edwards messuage wherein he then resided in Shortmead Street with workshop and stables, saw shed, outbuildings, common right etc subject to right of wife, Mary to reside during widowhood. William Edwards died 11 June 1846, will proved 17 August 1846. Charles Edwards died 22 April 1853 intestate leaving John Edwards heir at law. John Edwards, builder and market gardener devised all his freehold and residuary estate to his wife M A Edwards, Samuel Edwards and William Brooke upon trust to sell. John Edwards died 30 Nov 1862. Mary Ann Edwards, Samuel Edwards and William Brooke contracted with William Pope to sell for £87.10.0 all that right of common for one horse, two cows and a breeder belonging to freehold messuage in Shortmead Street and numbered 98 in the Fenreeves books.
