(1) John Yates, Market House Square, London, grocer (the surviving devisee in fee in Trust named in the will of William Yates, late Edmonton, Middlesex, gent, deceased. Which said William Yates was a devisee in fee of the messuage, farm and lands described (amongst other hereditaments) named in the will of Richard Astley, late of Southgate, Middlesex, Esq., deceased
(2) The Right Honourable Robert Henley Ongley, Lord Ongley, of Ireland.

- Pedleys Farm, Clifton, and close of pasture adjoining called Home Close
- Close or Pyghtle of pasture called Butts Close containing one acre
- several pieces and parcels of arable land, meadows and pasture ground in the common fields of Clifton, belonging to the farm, and containing 122 acres, one rood and 32 perches, that is to say:
11 acres and 20 perches of Lammas Meadows or pasture ground called by the several names Further Greenhill, Rush Mead and Round Mead
4 acres and 24 perches of common meadow ground called the Hurlefer, Stanford Holme, Pan Acre and Brook Mead.
And 107 acres and 28 perches of open field arable land lying in the common and open fields of Clifton, that is to say:
30 acres and 20 perches in Shefford Field, 12 acres and two roods in How Field, 33 acres, three roods and seven perches in Hitchin Field, 10 acres, one rood and 21 perches in Little Field, and 20 acres, one rood and 10 perches in East Field.
All which messuage, farm land and premises were formerly in the tenure or occupation of Sarah Syles and now of John Arth.
-And also all that cottage or tenement and close of pasture adjoining at Clifton formerly occupied by Sarah Dear and now Mary Conquest, widow, containing one acre, two roods and 20 perches
- And also that other cottage or tenement with garden, orchard and appurtenances at Clifton occupied by Thomas Neal adjoining the last described cottage, and with it forming one entire building.
All which said messuage, farm, cottages, land and premises were formerly respectively purchased by George Lord Torrington of Edward Rudd and Mary Lee and others and John Pedley and Katherine his wife or some of them and by pattee Lord Viscount Torrington of John Matthews and Elizabeth Matthews and Sir Wolstan Pirie, baronet, and were sold and conveyed amongst other hereditaments by Lord Viscount Torrington to the said Richard Astley deceased, which property were lately in the estate of John Yates of Clifton in the occupation of John Arth.
- And also all houses, outhouses, edifices, buildings, barns, stables, orchards, yards, backsides, hedges, pitches, trees, woods, underwoods, ways, waters, watercourses, seedings, commons, common of pasture, easements, profits, premises, commodities and appurtenances whatsoever to the said messuages, farm, cottages, lands, hereditaments and premises belonging.
Robert Long Ongley to have and to hold the premises for one year, paying to John Yates one peppercorn rent.
