I am sorry to hear of your misfortunes but should have thought otherwise myself. Give my best love to Mary & tell her I am glad to hear she is to [so?] well and if she is so anxious for a girl you have only the trouble over again. I am sorry to hear Tom is unwell but hope it is only one of his bilious attacks. I can't understand why [he] is so liable to them living as he does. Fancy I have been asleep nearly three years and am just awaking. I hope to astonish you one of these days. Private. I have today taken a public [house] here rent £32 let it again for the same rent and am in treaty for two more at less money with spirit licences. What do you think of that[?] I feel anxious to run up this Xmas & will if I can comfortably. I enclose you a letter from Uncle Tom which return. Nothing gives me greater pleasure than to hear from him. I am just going to [unreadable] or could write more. Yours to command".
