    From: William Medland, Dunstable; To: Thomas Sworder, Hertford "£28,000 Loan Mr.Grover in his note says the party who he has submitted this wishes to know the Annual Value of the Freehold Land and its acreage, perhaps you will let me have the above particulars as soon as you can as I am fearful of the money being taken up by some other party. I have seen Tom today who tells me that the Rental of the Houses amounts to something like £700, so that when I get your answer about the land I can put myself in communication with Grover immediately. You will have received Lett's note today. I don't think I should put it forward about paying any portion off yearly as when parties place money out they invariably wish it to remain as long as the interest is kept up and the suggestion might frighten the party, however this will all depend upon circumstances when we get further into the business. You will find by Lett's note that he has not the least doubt but what he shall be able to get the money when he has further particulars. I propose therefore when I hear from you to write both to him and Grover with an account of the Rentals & co of yours & Burr's property, as in case we do not come to terms with one party we shall have another to fall back upon please tell me what to say about having a valuation made. Tom will see you on Monday he told me today that Burr's Exors were willing to allow some of the money to remain but I think it will be better to pay them off as they will require 5 per cent & this money you will get at 4 per cent. Let me hear from you as soon as you can. I expect to hear from Blaxland tomorrow if I should I will forward his letter. I received your cheque for the Wicked Annuity quite safe for which I am much obliged". Enclosure "What is the annual value of the Freehold Land and its acreage. If the party is agreeable to lend the money will you send instructions as to a valuation being made that is to say where the property is situated and if there is any party who you would instruct to the party about to advance the money that should go and make the valuation".
