    Abstract of Title of Thomas Sworder to Rose & Crown, Woburn; abstracted by Wing & Du Cane for purchasers and Benning of Dunstable for vendor: "Mr.Waley To advise on the title on behalf of the Duke of Bedford the Purchaser and to prepare the Conveyance to the Duke": (I) R6/63/5/8-9 (II) R6/63/5/10 (III) R6/63/5/13 (IV) conveyance of 12 Nov 1850 recited in R6/63/5/14 (V) R6/63/5/14 (VI) R6/63/5/15 (VII) Mortgage of 10 May 1864 from (1) Thomas Sworder to (2) William Anstee of Chalton, Toddington, farmer; John Cook of Bramingham, Luton, farmer; Benjamin Bennett the younger of Dunstable, maltster of Rose & Crown, amongst other premises, for £1,000 The following questions etc. were added to the end of the abstract by Jacob Waley " I have perused this Abstract on behalf of the purchaser His Grace the Duke of Bedford" "It appears from a copy of his Will and Codicil which we have obtained, that the debts funeral and testamentary expenses of Thomas Burr and the legacies given by his Will and the codicil thereto were charged upon that testator's real estate. Has the vendor any evidence of these debts and legacies having been discharged?" See reply to Regn[?] & further opinion "We presume that neither Thomas nor Robert Sworder had at the date of the Indenture of 18th Oct 1852 a wife to whom he was married before 1834. Is this known to be the case?" No "We assume that the purchase money upon this purchase will be paid to the mortgagees in reduction of the mortgage debt of £1000. Is this correct?" Yes "We also assume that the mortgagees will not object to giving the usual limited covenant for production of the Indenture of mortgage of 10th May 1864" No - see Draft Conveyance "Subject to the above observations and to the mortgage for £1000 made to Messrs Anstee, Cook and Bennett by the Indenture of 10th May 1864 I am of opinion that the title is sufficiently deduced to Thomas Sworder" What deeds will be given up on completion? "The usual searches for judgements &c should be made in the name of Thomas Sworder" Search made & nothing found "Will vacant possession be given? If not information should be furnished as to the tenancy" Quarterly tenant "As the Vendor's Solr aware of any charge or incumbrance affecting the property purchased not disclosed by the Abstract delivered?"
