' I beg to enclose you particulars and conditions of sale of the above extremely well known and very old established commercial and family hotel and posting house, with wine, stores, tap, stabling and garden adjoining. The property comes into the market on the retirement from business of the present owner after 16 years highly successful occupation. The premises occupy one of the finest sites in this progressive town, and comprise an area of about three-quarters of an acre of ground with frontages both to the principal thoroughfare George Street, and a smaller thoroughfare known as Waller Street. The returns have shown a steady and consistent increase year by year for the whole period which the property has been in the occupation of the present owner. All the books, are however, open to your full inspection, and therefore any figures given are simply for the purpose of a guide, and are subject to verification by you. I have a detailed account of the working expenses and should be pleased to give you any information as to these at any time. There is an arrangement with the Great Northern Railway Company, by which the Hotel Omnibus meets certain trains at the Railway Station, for which the Railway Company pay the sum of £25 a year. The town of Luton is rapidly increasing, many factories and works having during the past few years removed their business to this town. The vendor is willing to lend to an approved purchaser two thirds of the premium given for the freehold and goodwill upon first mortgage of the property for a period of ten years, at 4 ½ per cent.
