Walker, auctioneer, valuer & estate agent of 1 St.Paul's Square, Bedford to The Secretary of the Charity Commission… 'I have surveyed: (1) A piece of land containing 2r 25p or thereabouts, situated in the Parish of Millbrook in the Rural District of Ampthill, and in close proximity to the Rectory grounds. It is more particularly delineated on the accompanying plan and thereon coloured red. It is uncultivated and in a very rough state. (2) There are no buildings upon the property, and it is in such a neglected state that the only purpose for which it has been used, has been to pasture a donkey upon it. (3) It would be almost impossible to improve the condition of this land, upon which there is a land tax assessed at £1, but the tax has not been paid for many years. There is no tithe rent charge, or other fixed outgoing. (4) In my opinion, the market value in fee simple in possession is £5/-/-. (5) I do not consider that an adjoining owner would give more than £5 for it nor do I think that by itself it would be of the slightest use for building purposes. (6) I see no possibility of the land ever being suitable as building land. (7) There is no timber upon the ground, and the extent of the ground is so small, that I should not consider the minerals, even if there were any would be likely to increase its value. The sub-soil is sand. (8) A private treaty sale would, in my opinion, be the most advantageous way of disposing of the land. (9) As the whole of the property is being sold, the effect of a sale upon the remainder has no bearing.
