    Draft Conveyance Parties: (i) Edward Percival of Bradwall near Sandbach [Cheshire], esquire; (ii) Montagu William Cobb and Henry Latham; (iii) Benjamin Hopkins of Woburn, grocer Reciting: - Mortgage without date [see HN10/274/Hopkins4]; - (ii), as trustees of will of Elizabeth Cobb sold parts of her real estate in Woburn and elsewhere and purchase for £370 of (a) by William Staniford; - after examination of the title deeds by solicitor to purchaser it was alleged and declared on behalf of (ii) that there were no mortgages existing at the date of death of Elizabeth Cobb; - completion of purchase was delayed and postponed in consequence of a notice having been given to William Staniford by Edward Percival [see HN10/274/Hopkins8]; - to set at rest all question of title of (iii) to (a), (i) had agreed that upon payment to him of £37 (10% deposit money for purchase) by (ii) and £333 balance by (iii) he would confirm title Operative Part: - (ii) paid £37 and (ii) £333 to (i); - (i) confirmed (a) to (iii) Property: (a) cottage in Chapel Street, Woburn in occupation of (ii) with yard adjoining at rear bounded: S by cottages of George Kemp; W by premises of Elizabeth Cook; N by premises of (i); E by Chapel Street; with right of way leading from yard at rear across W side of yard of (i) to New Street
