(iii) Thomas Cox of 25 Cheapside, Luton, insurance agent. (iv) Francis Alexander of the London & Beeston Brewery, Ratcliff, Middlesex. Reciting: - Z1211/3/6. - Mortgage of (b) dated 2nd Aug 1880 from Thomas Durrant to George Bailey. - Settlement affecting (b) dated 27th May 1896 between George Bailey, Charles Mees & (ii) (See Z1211/3/8). - Charles Mees died on the 5th Nov 1880. - George Bailey never revoked the said settlement. - Will & codicil of George Bailey dated 1st July 1896 & 9th Sep 1896 whereby Charles Mees & (ii) were appointed trustees. - George Bailey died on the 9th Jun 1897 and his will was proved on the 19th Aug 1897. - Will of Thomas Durrant dated 10th May 1860 whereby all property he might die possessed be devised to his wife for her natural life, then to Thomas Cox his brother in law, upon trust that he sells the land. - Thomas Durrant died on the 6th Feb 1886 and his will was proved on the 14th Apr 1886. - Mary Durrant died on the 17th Mar 1897. - £400 remains owing on the mortgage dated 29th Sep 1880 and (i) will be paid this amount out of the purchase money. - £120 remains owing on the mortgage dated 2nd Aug 1880 and (ii) will be paid this amount out of the purchase money. Operative: - In consideration of £3390 (iii) conveys (a-b) to (iv). Property: (a) Messuage and public house called the 'Cardinal' at the corner of Brache Street (formerly Chapel Street) and Wood Street, Luton now in the occupation of John William Green, under tenant with the two cottages adjoining being no. 24 & 26 Wood Street (formerly 20 & 22) and now in the respective occupations of George Day & John Hickson. (b) No. 22 Wood Street (formerly No.18) in the occupation of William Crawley. Habendum: - Unto and to the use of (iv) discharged from all mortgage claims but subject to a lease to John William Green (See this lease at Z1121/3/7). Signed by (i), (ii) & (iii) and witnessed and signed by Horace G. Brooke, solicitor & John Gates, solicitor of London. Endorsed with memorandum… 'By an indenture dated 23rd Dec 1904 made between the within named Francis Alexander of the one part and Alfred Ranse of Cambridge Street, Luton, builder of the other part a piece of land (part of the premises within conveyed) having a frontage to Brache Street of 23 feet 4 inches and a depth of 62 feet 5 inches and adjoining property of Catherine Hunt was conveyed unto the said Alfred Ranse in fee simple and his right to the production of this deed was thereby acknowledged'.
