    Draft Conveyance Parties: (i) Robert Hickman Binyon of Bedford, jobmaster. (ii) The Most Noble Herbrand 11th Duke of Bedford. (iii) William Edward Sackville West, late Lieutenant Colonel in Regiment of Grenadier Guards of Basil Mansions, Belgravia, London & Cosmo Romilly of 25 Old Broad Street, City of London, esquire. Reciting: - Will of Francis 7th Duke of Bedford, deceased dated 7th May 1861 whereby (iii) are trustees and have power of sale of freehold & copyhold land subject to certain trusts and (ii) is tenant for life in possession and therefore any purchase should be made with his consent in writing when of full age. - Francis 7th Duke of Bedford died on the 14th may 1861 and his will was proved on the 31st July 1861. Operative: In consideration of £195 (i) conveys (a) to (iii) with the consent of (ii). Property (see attached plan) (a) arable land of 3a 2r 15p at Lidlington, Beds now in the occupation of William Inwards Roberts. (coloured pink in attached plan). Bounded on S by Bedford - Bletchley rail line and property of Newland & Nash and London & North Western Railway Co. and bounded on N by Duke of Bedford's estates. Habendum: Unto and to the use of (iii) subject to certain trusts outlined in the recited will. Covenants: (iii) has a right to the production of the following deeds: - Indenture dated 22nd Dec 1866 between (1) William Alfred Binyon & wife Emma and (2) William Binyon & John Crouch Binyon. - Certificate for discharge of estate duty payable on the death of William Alfred Binyon dated 21st May 1901.
