(ii) Edward Ransome Allen, William Clarkson Allen, Edward Watlock Allen and Malcolm Watlock Allen of 7 Cowper Street, Finsbury, London. Operative: - (i) leases (a-b) to (ii) in consideration of a yearly rent of £53 for10 years. Property: (a) Piece of arable land containing 25 a with farm buildings at Steppingley bounded on S by road leading from Steppingley to Ridgmont [Rectory Road] and property of the Duke of Bedford; towards W and S by property of the Duke of Bedford and towards E by property of Thomas Phillips. (b) Close of pasture land at Steppingley generally known by the name of End Close abutting on the Woburn Road [Eversholt Road] containing 7 ½ a exclusive of the messuage, garden and small pightle occupied and retained by (i). Together with shooting, fowling and sporting rights except and reserving unto the lessor the right of timber, mines and minerals Covenants: - Additional £10 yearly rent for every acre that is broken up and converted into tillage without the consent of (i). - Usual lease covenants stated by both parties.
