    Draft conveyance Parties: (i) Robert Sexton of Ampthill, Beds, gent. (ii) John Cook of Steppingley, Beds, farmer. Reciting: - Conveyance dated 8th Apr 1853 between (1) (ii) (2) Henry Smith (3) Martha Cook (4) (i) whereby (a-j) was conveyed to (4). Operative: - In consideration of £2600 (i) conveys (a-j) to (ii) Property: (a) Six messuages now or late in the several occupations of Abel White, Jack Bottoms, Paul Scott, John Brightman, James Brinkloor and Samuel Burker and a piece of ground adjoining of ½ a. The said premises are usually called or known as Cutlers. (b) Messuage now and for some time divided into three tenements now or late in the occupation of William White and Joseph Cook. (c) Croft and gardens adjoining (b) usually known as Peaks End Pightle and now occupied by Thomas Brightman. Altogether containing 1 ½ a. (d) Brick and slated cottage built by said John Cook near (a-c) and now or late occupied by Paul Line. (e) Messuage or cottage in Peaks End now divided into tenements and occupied by Thomas Brightman and Paul Brightman. (f) Cottage erected by said John Cook now or late occupied by James Read. (g) Close of 7a 2r normally known as Butchers Close formerly 4 closes and a driftway. (h) Allotment in Broomhill field containing 22a 1r 5p bounded on E by allotment of William Woodward, on part of S by (i), part of W and remaining part of S by allotment containing 3r 20p of the Duke of Bedford which was awarded to Richard Cook deceased on the inclosure of Steppingley. (i) Allotment or piece of land in Broomhill Field containing 1a 1r 17p bounded on part of the N by (h), E by allotment of William Woodward and John Morris S by old inclosure, part of W by old ancient land and on the remaining parts of N and W by said allotment of 3r 20p. (j) Allotment or piece of land in Broomhill field of 3r 29p bounded on N, E and S by (i) and N by ancient lane and allotments of the Duke of Bedford which was awarded to Thomas Cook on the inclosure of Steppingley.
