    Copy Affidavit of William Smail of Bedford, solicitors in the matter of John Thomas Green one of the solicitors of the Supreme Court: Chancery case 1886 GN 1893, prepared by Crossman, Crossman & Prichard of 16 Theobalds Road, Grays Inn, London: - Alfred Ambrose commenced an action against Ann Hammond of Shefford, for whom Sharman & Smail were acting, in 1882 for specific performance of a contract for the sale of 24, 25 and 26 Belmore Street and 1, 2, 3, 4, 5, 6 and 7 Milton Place, Wandsworth Road [Surrey]. Judgement was given on 9 Mar 1886 ordering the contract to be performed with interest computed on 720, balance of the purchase money, with an account taken of rents and profits; the rents and profits to be deducted from the purchase money and interest and paid to Ann Hammond who should the deliver assignment of the leasehold properties to Alfred Ambrose along with all deeds; - Smail met Ambrose's solicitor and agreed on the figures for completion which should occur about 10 Sep 1886. Smail then to John Thomas Green, former solicitor for Ann Hammond, and also mortgagee for 290 plus interest on the properties, to hand over the title deeds on completion and redemption of the mortgage, which Green refused to do until his bill for costs as solicitor to Ann Hammond, delivered on 18 May 1886 and amounting to 72/11/-, was paid. Green also delivered to Hammond and Smail his cash accounts which Smail contended included "many improper items and such as are not payable by the said Ann Hammond" - Hammond was advised to pay only the interest and mortgagee's costs on delivery of the deeds but she was willing to pay into the court what costs they felt were reasonable - Witnessed by Theed William Pearse
