We have seen Messrs Kerly & Co & have agreed to figures. We have also arranged that Mr.Ambrose be out in possession. Will you kindly ask Mr.Christian to do this & give him a necessary introduction to the tenants. Mr.Smail is going from home for his vacation, but will make an appointment with you at the beginning of the month to go into your Accounts and then taking up the deeds & closing up the matter"; - 13 Aug 1886 - Tanqueray to Sharman & Smail: "I am sorry to appear to be raising difficulties in this wretched matter but Mr.Green objects to possession being given until the whole claim is paid. It was upon this understanding that the money was advanced"; - 14 Aug 1886 - Sharman & Smail to Tanqueray: "Our Mr.Smail who attends to this business is from home for his vacation. Kindly let the matter stand over until his return, which we expect this day fortnight"; - 28 Aug 1886 - Sharman & Smail to Tanqueray: "Mr.Smail has now returned home, and seen your Letter of the 13th inst. As we understand the Mortgage is in favour of a client of yours, we shall be glad to have a note of the sum due to such clients, that we may arrange to pay the amount and take up the deeds. We assume nothing further is due for costs than the bill you have sent us, but of course after your Letter of the 13th inst we shall arrange to have this regularly taxed. We must request your early attention to this matter as we have arranged to complete with Messrs Kerly & Co early in September"; - 30 Aug 1886 - Tanqueray to Sharman & Smail: "Mr.Green can have no objection to your taxing costs as you think it worth the extra trouble delay and expense to do so. I will have the further costs made up & will instruct my Agent to prepare the whole for taxation. The amount claimed by Mr.Green to the 1st September is as follows Balance due 1st June 1886 - 277/9/5 Additional costs say - 1 Interest from 1 June to 1 Sep - 3/2/6 282/1/11 Rents received from Mr.Christian since 1st June - 19/10/7 and 24/10/4 = 44/0/11 Less ground rent paid 10/17/6 = 33/3/5 Due 248/18/6"
