Conveyance (operative words being 'demise, grant, sell, bargain and confirm') from Francis Perratt of Luton, yeoman, for a certain sum of money (unspecified), to Edward Threader of the same, labourer, and his wife Elizabeth of:
(a)a parcel of land containing lr. by estimation with appurtenances lying and being upon Rye Hill in the field (in Campo) of Luton upon which land ET has built a house and (which land) lies between land of George Rotherham, knight, on the N. side and land of Thomas Perratt on the S. side and abutting to the E. upon the Queen's highway leading from (?absque) Luton to Barton in le Claie [Barton-le-Clay] and against the W. upon land of John Atwoode according to the metes and bounds of the same on all sides (prout mete et bunde eiusdem undique).
Habendum (includes the gerund gaudendum ie to enjoy/possess): to ET/E, their heirs and assigns for ever (ad solum et proprium opus et usum eorum Edwardi et Elizabethe heredum et assignatorum suorum imperpetuum) from the chief lord of that fee by the service(s) thence previously owed and by right accustomed.
