    Agreement i) William Cremer, late of Mincing Lane, London, wine merchant, but now residing at Spa in Belgium, and wife Frances (late Frances Bell, spinster) ii) William Thomas Chapman, Biggleswade, solicitor whereby i) agree to sell and ii) to buy - reversionary interest of i) expectant on decease of Frances Bell, widow, now aged 72, in --- capital messuage, lands etc (104a) in Meppershall free from incumbrances and now in occupation of Henry Pestell and Mrs Elizabeth Millard consideration money to be 2520 of which 252 is paid by ii) as a deposit into hands of Messrs Hankey and Co, bankers, London, stakeholders Within 3 days William Cremer will deliver to ii) a full abstract of title ii) will at his own expense, prepare the conveyance to himself and leave it at i)'s solicitors, before 25 October instant On payment of purchase money at the office of Messrs Baxter, Rose and Norton, 3, Park Street, Westminster, on 2 November next, i) will hand to ii) the conveyance of the said property ii) will not require the title to be deduced previous to conveyance to Charles Bell, 19 and 20 December 1820, as to 99a now in occupation of Henry Pestell and Mrs Elizabeth Millard, and as to Bower's Close (5a) with conveyance to John Bell, deceased ii) will pay for all attested copies If purchase not be completed in time then ii) will pay interest on balance at 5% p.a. If ii) neglect to comply with conditions then William Cremer may declare the deposit forfeited Signatures of both Witness J S Green, sol, Ware, Herts Th.
