    Letter Reads- Regarding Mr Higgins' proposal for extensions at the Swan - a servants room and a billards room. These are to be in the yard, adjoining the kitchen and there should be no noise to interfere with his customers in the house. "I do not suppose anyone can attribute any improper motives to the Duke in giving consent to it". Mr Bennett comments that billard rooms are quite often appendages to houses such as the Swan. Mr Higgins proposes to erect the building at his own expense and Mr Bennett has pointed out to him that he cannot guarantee any compensation in the event of his quitting the occupation
