Reads- Glad you are coming [for Bedford auction?] Rogers lives at Leighton, his father in flour & corn trade; he hired mill at Stony Stratford with little trade, now good; then landlord advanced rent & he would not pay it. I ought to have said sell Thurleigh as well as Eaton Socon & Wilden; also Rose inn, Bedford; also Knotting & Souldrop; St. Leonard's fields & St. Peter's fields, Bedford; also detached pieces in Cardington, Kempston, & Houghton Regis estate; the last in preference to K & South where, as Duke is sole owner, the people in local matters are so much better managed, than having only portions of parishes; besides although object is consolidation, yet Oakley being a 2nd residence it would be a pity to reduce the North Bedfordshire estate too much. So I would dispose of all in & about Bedford except Swan. Don't know value of Ampthill estate; 150,000? timber. [At end of letter rough valuations of possible sales, totalling 139,000.]
