Parties:
(i) Hon.Frances Henley Ongley of Sandy, widow and devisee in will of Hon.Samuel Henley Ongley formerly of Graffham [Huntingdonshire], then Sandy, deceased;
(ii) Henry Palmer of the Manor House, Clifton, esquire;
(iii) Charles Moore of Maulden, esquire, captain in Royal Navy
Reciting:
- will of Samuel Henley Ongley leaving all his real estate in Clifton to (i) subject to an annuity of 20 to his servant George Mattin;
- codicil to will of Samuel Henley Ongley leaving all his recently purchased real estate in Potton to (i);
- death of Samuel Henley Ongley in May 1822 and proof of his will and codicil in PCC in Jul 1822;
- dee poll of 3 Sep 1823 in which George Mattin released the annuity due to him for a certain consideration;
- (i) put all her lands in Clifton up for sale by auction at Royal Oak Inn, Biggleswade on 18 Jun 1823, (ii) being highest bidder for Lot 1 [(a)-(g) below] for 3,950 ;
- it was stipulated that all timber on the land sold should be paid for separately and the value of the timber standing on Lot 1 was set at 400, making a total purchase price of 4,350

- (i) conveyed (a)-(g) to (ii) for 4,350

(b) Manor of Lacies otherwise Clifton;
(c) Manor House of Lacies otherwise Clifton with dovehouse, outhouses, barns, stables, yards, garden and orchard containing together 2a 1r 25p;
(d) close of pasture adjoining (c) called The Leys containing 11a 2r 29p and close of pasture adjoining (c) called The Park containing 0a 3r 38p;
(e) close of pasture called Buck Meadow lying next to The Park and containing 1a 3r 32p;
(f) inclosures of meadow called Clay Bridge Mead containing 2a 1r 11p and Weed Holmes containing 4a 1r 19p bounded: N by the river; (g) lying S and W. Weed Holmes previously contained 5a 3r 24p of which 1a 2r 5p were sold to the Trustees of the Rivel Ivel Navigation;
(g) 3 closes of pasture called The Lakes (previously four closes) containing: Little Lakes 3a 3r 14p; Middle Lakes 3a 1r 8p; Further Lakes 5a 1r 3p
