Abstract of Title of Mr Heames to The Manor House and land in Pulloxhill, followed by legal notes on the title's strength: Recites: - 25 Nov 1661 Will of John Piggot [Z937/29/2] - 13 June 1665 indenture between 1) Dame Bryers Crofts, late wife of Sir John Crofts, Charles Lord Cornwallis, Sir Edmund Pooley, Charles Cornwallis & William Crofts 2) Thomas Neale 3) John Young & Daniel Kery for 26,000 [sic] from (1) to (2) - the Manor house of Pulloxhill among other lands, except lands mentioned in the schedule conveyed to Samuel Buck. - all transactions from 29 Sept 1668 to 6 Aug 1687 [Z937/4/4 to Z937/4/14]. "Qu: Whether James Heames hath a good title to the Manor house etc and the best way to Convey the same to a purchaser." Part of the title seems "too young". The 6 acres in Gravenhurst are good title being nearly 32 years, and the Manor house and land in Pulloxhill, which are 2 thirds of the residue of the lands, are good title in respect of a fine & nonclaim for nearly 28 years. The best way of conveying it is by lease & release, bargain & sale enrolled, & a fine with a covenant in the deed inrolled. "Heams & his wife shall levy a fine to the use of Mr Nichols (the intended purshaser) & his heirs". This would be the best way for Pigot Sanderson's executors to assign over the mortgage term made for the Annuity. Pigot Sanderson's executors are not known so it will be difficult to procure. Recommends taking "underterm" to Mr Heams of 498 years in a trustee's name or in trust to attend the inheritance. There may likewise be an assignment of the mortgage of 29 Sept 1668 to the Purchase. The arrears of Piggot Sanderson's Annuity are all paid and acknowledged. W P Williams 25 March 1693
