    Counterpart lease July 1916 between 1) William Seys Phillips esq of Bedford [lessor] 2) Alfred Champneys Tearle esq of Bedford [lessee] from (1) to (2) for 5 years from 29 September 1916 for 190 pa during the first 4 years and 205 for the last - a) dwellinghouse with yard, gardens and outbuildings in Newnham Road, Bedford known as Glenyrafon Covenant by (2) that - he will pay all rates and taxes except the land tax, the tithe rent charge (if any) and the landlord's property tax - he will maintain the interior in good repair as a private house and a School Boarding House according to the requirements of the Headmaster of the Bedford Grammar School - he will not sub-let the property without consent of (1), who in turn will not withhold permission to a respectable and responsible person - he will not use the premises for any other purpose than private dwelling and School Boarding House - he will not hold a sale by auction on the premises Covenant by (1) that - he will keep the exterior in good repair - he will insure the property from loss by fire Witness: Donald Piper, Solicitor, Bedford
