CONVEYANCE from Thomas Spencer to John Elliott Page 9th May 1882 between
1) Thomas Spencer, builder of Bedford
2)John Elliott Page, merchant of Bedford
from (1) to (2) for 671 3s 4d in fee simple in possession free from incumbrances of
(a) land in Bedford St Cuthbert being part of "The Bower Building Estate" as shown on the attached plan and coloured pink, the wall forming the east boundary being a party wall
with full liberty to pass along all the roads of the Bower Building Estate as set out on the lithographical plan with or without horses, cars and carriages; Recites indenture of 18 February 1882 between George Bower and (2)
Includes covenants:
- that (2) will within 2 months erect on the south side a fence wall less than 6' high above the footpath in the adjoining road
- that (2) will not erect more than four houses on the land, and that any house erected shall not be of less value than 450, and the main wall of the building shall not be nearer to the front of the land than shown by the dotted line on the plan [attached]
- that (2) will not at any time permit to be carried on the business of innkeeper or retailer of wines, spirits or beer or any trade or profession except barrister, solicito,r physician, surgeon, apothecary, architect or surveyor
- that (2) will pay (1) a sum not exceeding 10s per lineal yard, half the estimated cost, as soon as he has erected the said party wall
- that (1) will produce the scheduled deed [indenture 18th February 1882]
(1) and (2) have each been married since 1st January 1834
