    Conveyance from Highacre Construction Company Limited of 41 High Street Royston (Herts.) to Philip John Gale of 151 Potton Road, Biggleswade and Valerie Margaret Gale of the same, for £16,850, of a parcel of land in Potton being plot no. 13 on the vendor's Potton estate with the dwellinghouse and garage erected thereon and known as 13 The Ridgeway with the rights and benefit of scheduled covenants re use of the road and footpaths on the Potton estate connecting with the Biggleswade road, drainage and electricity/water/gas supply, maintenance of flank walling, subterranean pipes, and overhanging and underlying parts of the premises and the benefit of a covenant on the part of Albert Charter in a conveyance dated 20 Nov 1973 (between AC and Hunting Gate Homes Ltd.) and except and reserving like scheduled rights re drainage, maintenance etc. 'to the owner or owners of the land intended to be benefited thereby' [i.e. the vendor and its successors in title of the adjoining and neighbouring land] and subject to scheduled covenants (which as scheduled relate to several other of the numbered plots on the estate and are derived from deeds of 20 Nov 1973 as above, 13 Feb 1928 (restrictive covenant in a conveyance between Wells and Winch Ltd. of the first, Charles Thomas Linsell and George Fitzroy Archdale of the second and George Bartle of the third part) affecting plots 9-12, 8 Oct 1917 (as mentioned in Z894/1) affecting plots 9-12, 5 Mar 1974 (Hunting Gate Homes Ltd. and Eastern Electricity Board) affecting plots 11 and 13, and 17 May 1947 (Wells and Winch Ltd. of the first, John Bickerton and Kenneth William Baker of the second and Edward Charles Peacock of the third part). Includes assignment to the purchaser of the benefit of the condition in a conveyance of 1947 that the EEB should reinstate the area of land to the W of the plot 'with power in the name of the vendor but at the cost and... at the sole risk of the purchaser and the persons deriving title under them; and scheduled positive/restrictive covenants by the purchaser including several restrictive re user of the land ; and schedule of documents of title relating to the land conveyed (inter alia) and acknowledged to be produced beginning with a conveyance dated 1 July 1958 from the British Transport Commission to James Frederick Lewis Recites that by a conveyance dated 12 Mar 1974 from Hunting Gate Homes Ltd to the vendor, then known as Garthacre Ltd., the vendor is seised for its own sole benefit of the above land as part of Potton estate (excepting plots 17 and 18 of the same) in fee and has divided the same into plots on each of which it is proposed to erect a dwellinghouse and garage; and the intention that the conveyance of each plot shall contain a covenant by the purchaser to observe and perform restrictions and stipulations in the same form.
