Main Descent of Clapham Park Estate
Conveyance
(i) Charles Hunter Browning, Captain in Royal Field Artillery, stationed at Aldershot Henry Gonne Browning, 29, Hans Mansions, Chelsea, London, Esq Henry Elliott Johnson, 23 Knightrider Street, London, solicitor
(ii) John Howard Howard, St Mary's House, Bedford, Esq Hugh Edmund Browning, the owner of the Clapham Park Estate, which comprised registered land and other land, made his will on 10 May 1898 whereby he appointed his sons, High Campbell Browning, Walter Buchanan Browning and said C H Browning, and nephew H G Browning as executors and trustees. He devised to them all his estate not otherwise disposed of, in trust for sale various codicils made to will, mainly changing his executors
He died on 18 December 1905. Will proved 14 February 1906 (PPR) by (i).
By deed poll of 12 July 1906, Frederick Henry Browning renounced executorship of the estate
(i) have agreed to sell to (ii) the whole of the Clapham Park estate (557a) for £28,000
(i) are registered under Land Transfer Acts 1875 and 1897 as proprietors of land surrounded by red line on map on deed (520a 1r 26p) and same has been conveyed to (i) for £26,000 (part of said £28,000)
By deed of 27 December 1889 the mines and minerals were granted to use of H E Browning. To avoid any doubt (i) will confirm said conveyance.
Is agreed that £2,000 (remainder of said purchase money) shall be apportioned in respect of undermentioned property
Now in consideration of £2,000 paid by (ii) to (i) (i) convey to (ii)
1 - Bottom Wood Field (10a 3r 18p) - no. 165
2 - hedges, ditches and land on NW and S sides of said Bottom Wood Field (1r 4p), eight feet in width
3 - 'Rose Close' (5a 14p) numbered 122
4 - 'Dowlands' (3a 2r 22p) - 164
5 - 'Dowlands' (7a 18p) - 166, together with fence and ditch on SW side
6 - part of 'Near Yarrow' (whole - 6a 1r 20p) - 168
7 - strip of land part of 'Pickett's Close' numbered 120, extending along entire frontage of said Close with right of way for W L Fitzpatrick
8 - strip of land partly in St Peter Martin and partly in Goldington (2a 3r 5p) together with messuage, lodge etc all in Clapham and shown on plan on deed
Also (i) convey to (ii)
- registered land as shown on plan and all mines and minerals thereunder in Clapham
(i) acknowledge right of (ii) to production of deed of disclaimer of 12 July 1906
