John and Thomas Clare are devisees in fee of the premsies hereinafter described by the latest will of their father Thomas Clare. The said Thomas Clare their father was the only son and heir and residuary legatee of John Clare, Pavenham, lace merchant, deceased) 2a Ebenezer Cavit, Pavenham, yeoman 2b Martha Cavit, wife of above (which said Martha before her marriage to the above was the widow of testator Thomas Clare deceased). 3 William Abbott, St Neots, Hunts, auctioneer 4 James Dyson, Margate, Kent, Esq (purchaser) Whereas John and Thomas Clare in May 1813 put the premises up for public auction at the Swan Inn, Bedford, and James Dyson being the highest bidder was declared the purchaser [of Lot 2] at £267. James Dyson paid to William Abbott, auctioneer £53 8s deposit. And Whereas the 6th condition of the sale stipulated that the timber trees, pollards and tellers on each lot should be valued and paid for by the purchaser; James Dyson accordingly paid £76 10s 9d. And Whereas Elizabeth Clare, Sophia Clare and Martha Cavit have agreed to join in the fine hereinafter covenanted to be levied for the purpose extinguishing all title they have in the premises. Witnesseth conveyance by 1 to 4 consideration £343 10s 9d including deposit of £53 8s paid by 4 to 3. Sum to be paid to 1a and 1c in equal proportions. - 4a close or pightle of pasture in the hamlet of Hoodwick End, Wilden and adjacent a messuage or tenement called Wilden Shrubbery occupied by James Dyson the younger. :N Kimbolton and Bedford Turnpike Road :small pt. allotment set out by the Inclosure Commissioners to James Dyson :all remaining pts ancient inclosures and the homestead belonging to Wilden Shrubbery - with appurtenances And 1a and 2 agree with 4 that in Michaelmas Term last past or in Hilary Term next ensuing or in some subsequent term acknowledge and levy unto 3 one fine or fines at the Court of Common Pleas at Westminster in respect of such premises and other hereditaments at Wilden, namely, one messuage, one cottage, three barns, two stables, one dovehouse, two yards, one garden, one orchard, 100a land, 20a meadow, 20a pasture with appurtenances. And further that 4 shall enjoy the premises without hindrance and free of all charges save annual rent of 6d in respect of the premises hereby granted and released to the Lord of the Hundred of Great Barford.
