RECITING:
(I) indenture of 16 Nov 1768
Parties:
(1) Thomas Harding of Cople, thatcher [since deceased] and Mary his wife;
(2) William Palmer of Bedford, barber and peruke maker, alderman of the town
Property:
(a) cottage in Sandy formerly in occupation of David Sutton the elder, then of William Bromsall;
(b) garden ground adjoining (a) of half an acre in occupation of William Bromsall;
(c) cottage in Sandy in occupation of Ann Simpson, idow;
(d) garden ground, formerly hempland, adjoining (c) of 1.5 roods in occupation of Thomas Harding;
(e) several pieces of arable and ley in common fields of Sandy of 10.5 acres in occupations of William Blewitt and William Bromsall;
(f) 1 rood of ley in Kinnick Field, Sandy, unoccupied for several years;
(g) half part of 5.5 acres of arable in common fields of Everton in occupation of Thomas Blaine
Habendum:
- to use of persons appointed by (1);
- to use of (1) for their lives;
- to use of heirs of (1)
Covenant:
- to levy a fine sur conizance de droit come ceo in which (2) were deforciants;
(II) indenture of mortgage by demise for 1,000 years of 1 Apr 1780

Operative Part:
- (2) lent 140 to (1) on security of (a)-(g) above
(III) divers mesne assignments and assurances in the law, particularly indenture of assignment of 5 Jan 1797

(1) John Hooper of Dunstable, gentleman (sole executor and residuary legatee under will of George Hooper, gentleman);
(2) Thomas and Mary Harding;

Operative Part:
- (a)-(g) above became legally vested in (3) for residue of term of 1,000 years created by (II) above subject to equity of redemption if (2) paid (3) 250 and interest at 5% per annum
(IV) death of Thomas Harding, without issue, on 15 Jan 1800
(V) Inclosure Act for Sandy of 1798 in which the following land was allotted to Mary Harding in lieu of (b), (d), (e) and (f) above:
(a) 1a 0r 39p in Girtford backsides bounded: E by Tempsford Road; S by allotment to George Payne (sold to John Sutton); W by allotment to Francis Pym, esquire (for garden land in Girtford Roads); N by allotment to Thomas Skilliter;
(b) 10a 1r 21p in Low Field and Middle Field bounded: SE by allotment to Sir Philip Monoux, bart; S by free and copyhold allotments to Thomas Skilliter; W by Middle Field Road; N by allotment to William Race;
(c) 0a 1r 6p in Chesterfield bounded: E by road from Stratford to Sandy; S by allotment to Ann Cooper; W and N by allotments to Francis Pym, esquire;
(d) 0a 1r 34p in Chesterfield bounded N and E by allotment to Francis Pym; S by allotment to Ann Cooper; W by road from Stratford to Sandy
(VI) lease and release of 4 & 5 Apr 1800, release being:
Parties:
(1) Mary Harding;
(2) Thomas Cooper;
(3) Isaac Fossey
Reciting:
- (1) had agreed to sell to (2) for 260;
- mortgage of 250 to (3) was still outstanding but all interest had been paid;
- (3) agreed to take bond security of (2) and land to be purchased by him as security for the 250 mortgage;
Operative Part:
- (2) executed a bond to pay 250 to (3) and paid 10 to (1);
- (3) paid 10/- to (1);
- (1), with consent of (2), released (a)-(b) in (V) to (3) with proviso that (3) would release it to (2) on payment of 250 and 5% interest per annum
OPERATIVE PART:
- (iii) paid 10/- to (i);
- (i) surrendered (a)-(e) to (iii)

(c) half share of 5.5 acres of land in common fields or downs of Everton, formerly in occupation of Thomas Blaine, now John Bird;
(d) 0a 1r 6p in Chesterfield;
(e) 0a 1r 34p in Chesterfield
