    Deeds relating to properties in Kimbolton Road, Putnoe Lane and Poplar Avenue, Bedford
  • Scope and Content
    This collection of deeds is extremely complex to disentangle. The main title is that of 137 Kimbolton Road, ultimately vested in Hunting Gate Limited - but this, and the other pieces of land all ultimately descend from the Putnoe Farm estate held by the Dukes of Bedford until the late 19th century. From this there are a number of main strands (with a number of branches off) as follows: 1. 21.345 acres of land ultimately vested in H.C.Janes Limited, descending through the Firbank Family, Jonathan Hallworth, the Porter family, Henry Wallace Covington and Cephas Stuart Tucker [Z1061/1/1/1] [see also 4. below] with sales of part by Henry Wallace Covington to Claude Warren Haynes and Edith Laurence; H.C.Janes later exchanged part of the land with Gambirm Developments Limited [Z1061/1/18/1] [see 4. below] 2. Orchard (Way) Estate ultimately vested in Mid-Beds Development Limited descending from Charles Pope [Z1061/1/2/1], in one line thorugh Letitia Atkins and Sarah Hart [Z1061/1/4/3-4] through Nellie Duck [Z1061/1/3/1] and Charles William Chaplin [Z1061/1/3/2] who sold to Charles Culling Bull; (b) in anther line from William Quarry Thomas Brandam Porter and Gwyn Conway Porter and from them to Rex Graham [Z1061/1/2/2] then to William Smith [Z1061/1/4/2] who split the property into two, part (c) being sold to Flora Evelyn John [Z1061/1/4/2] and part (d) being sold to Charles Culling Bull who sold to Albert Gordon Poole [Z1061/1/5/1] who sold to Flora Evelyn John [Z1061/4/2]; the combined property (e) was then sold to Rafest Limited [Z1061/1/4/2] who sold part (f) to Mid-Beds Development Limited [Z1061/1/4/3], part (g) to Philip Andrew Dennis Marr [Z1061/1/16/1] [see 4. below] who exchanged part of the property for part of the property of Rachel Propper [Z1061/1/15/1] and another part (h) to Mid-Beds Development Limited [Z1061/1/19/1] which was conveyed to Gambirm Developments Limited [Z1061/1/19/2]; another part of the Rafest land was bought from Charles William Chaplin [see 4. below] 3. 137 Kimbolton Road descended from Letitia Atkins and Sarah Hart [Z1061/1/2/3-4] through Percy Barker [Z1061/1/2/4] and his widow Alice Martha Barker [Z1061/1/19/1] to Hunting Gate Limited {Z1061/1/19/2-3] 4. The remainder of the land followed a complex route, part (a) from Letitia Atkins and Sarah Hart to Herbert William and Emily Sarah Oclee [Z1061/1/2/3 and Z1061/1/2/5] and part (b) from William Quarry to Herbert William and Emily Sarah Oclee; the Oclees then held this combined land (c) [Z1061/1/6/3] until selling part (d) to Mary Fordham; the remainder of the land (e) was mortgaged to Agnes Ellen Joyce then sold to Frederick Goffer [Z1061/1/8/1] who mortgaged it to John Draper [Z1061/1/8/2]; the Oclees also bought land (f) from William Joseph Tildesley [Z1061/1/7/1] which they mortgaged to him, then to Florence Emma Maud Godfrey before selling to Frederick Goffer [Z1061/1/7/1]; Frederick Goffer's land (g) was then mortgaged to Ancient Order of Foresters [Z1061/1/3/2] before being sold to Albert Gordon Poole [Z1061/1/11/1], who sold part of it to George Fisher [Z1061/1/3/2]; Albert Gordon Poole then sold the land in lots, part (h) to Cephas Stuart Tucker [Z1061/1/10/1] who joined it to land already owned [see 1. above]; part (i) being 181 Kimbolton Road, to Henry George King Johnson who mortgaged it to NFU Mutual Insurance Society then sold it to Charles William Chaplin [Z1061/1/12/4] [see 2. above] who, after selling part to Rafest Limited [Z1061/1/13/1] sold the remainder to Rachel Propper [Z1061/1/14/1] who, after exchanging part with Philip Andfrew Dennis Marr [see 2. above] sold it to Gambirm Developments Limited [ Z1061/1/14/2]; Gambirm then exchganged some of the land with H.C.Janes [Z1061/1/18/1] [see 1. above] before adding more land (j) to their estate [Z1061/1/17/1] 5. A further part of the Putnoe Farm estate bought by Charles Pope from the Duke of Bedford was sold to the Hartop family [Z1061/1/2/2] and no further deeds to this land reside in the collection
