Will [copy] of Jn. Spencer, Esq. of Bedford
To wife Anne Spencer for life, then to kinsman Daniel Hayes, upholsterer of London & heirs forever:
... copyhold messuage with appurtment in Potton called "The Crown" & 3 acre meadow "lying in the meadow next Sutton" which had been surr. to the uses of Jn. Spencer's will on 23 May 1690.
Proviso that Daniel Hayes or heirs shall pay to Mary wife of Philip Chapman, yeo. of St Neots, Hunts and to Susan, wife of Thos. Wood, mercer of London, "Within one year of my decease" £50 each. In default of this, property to pass to wife Anne and heirs forever.
To wife Anne for life, then to Sarah Hodges, daughter of Saml. Hodges, corn chandler of London:
... inn with appurt. in Bedford St Mary, called the "Boy & Oare" now occupied by Jas. Allen;
... mess. with appurt. & tann yard. adjacent the Boy & Oare, now occupied by Robt. Crofts.
... malthouse with coal yard. or coal wharf adj. tann yard. now occupied by Wm. Faldo, gentleman.
... closes, meadow & pasr. with appurt. adj. coal yrd. called "the Holme" now occuped by Jn. Kirby, gent.
To wife Anne for life, then to Nathanial Acock Jun., son of Nathaniel Acock late of Keysoe, dec:
... mess. with appurt. now occupied by Jn. Spencer in Bedford St. Mary.
Proviso that should Nath. Acock accept £50 in lieu of property it is to pass to Anne Spencer & heirs forever
To wife Anne & heirs forever:
... mess. with ten. in Bedford St. Mary, occupiers Jn. Kirby and Wm. Crout.
Proviso that Jn. & Ann Mayler, so & dau: of kinsman Wm. Mayler dec. shall receive £20 at age 21.
To wife Anne & heirs forever:
... farmhouse in Colmworth, with houses, outhouses, dove houses etc. lately purch. Thos. Judd & moth. Alice Judd.
To wife Anne for life, then to Jasper Spencer, so of Jn. Spencer of Pavenham, groc:
... mess. in Bedford St. Pauls, occupier Jn. Keale.
To niece Mary Froshett: £20
