Lease from (i) Beatrice Cockayne, daughter of John Wiley to (ii) John Young of Property: (a) 1 Messuage situated next to Church Street on one side and the messuage of Valentine Bailiff on the other, abutting the King’s road leading from Brache towards the market of Luton at one headland, with curtilage (courtyard) formerly held by Richard Branmanger with the curtilage lying next to the building and house called Mill House. (b) 9 acres of land Terms of lease: To be held from the Feast of the Annunciation of the Blessed Virgin Mary for 99 years at a rent of 20s p.a. payable in two equal portions at the feasts of the Annunciation of the BVM and of St Michael the Archangel, with right of distraint if the rent is in arrears for 15 days. John Young to build a new house measuring 28 feet by 17 feet above the messuage, extending from Church Street towards the property of Valentine Bailiff. Beatrice will supply tiles and provide a vegetable garden, ‘wooded slopes’ and swine pasture. John Young is also to carry out the carpentry on an adjacent house to be built by Beatrice. Young is obliged to grant access to Beatrice’s bailiff to carry out inspection and is to make repairs as required.
