    Parties: (1) John Tredwell of Leigham Court, Bruxton Hill, Surrey and Thomas Tredwell, Saint John's Lodge, Lower Norwood, Surrey, Esquires (2) Charles Powers, Biggleswade, Miller (3) Edmund Powers, Biggleswade, Miller Recites: - Indenture dated 19 January 1852 between Mary Ann Giles, Francis George Giles, John Athawes, Alfred Giles and Reverend Edwin Giles, Clerk Devisees of Francis John William Thomas Giles, deceased of the one part and (1). Property was granted conveyed and assured to (1) as one undivided moiety. To uses wholly for the benefit of his heirs and assigns commensurate with or comprising the full fee simple. - (1) hadn't heretofore exercised the power of direction, limitation or appoointment. - (1) "some time ago" contracted with (2) and (3) for the absolute sale of the said hereditaments and premises at the price of £900. - (2) and (3) paid £180 by way of depoist and in part payment of the purchase money. - (2) agreed to relinquish and give all his share right and interest to (3) due to providing the whole £180. - agreed between the parties in order to avoid litigation that the purchase sum should be reduced to £500. £180 deposit should be included leaving total sum of £320 to be paid by (3) to (1). Operative Part: - In consideration of £180 and £320. (1) grants to (3) his heirs and assigns. Property: (a) All that messauge, cottage or tenement now or late divided into or used as two tenements and now or late occupied by Samuel Prior and Emmanuel Beaumont situated in Langford in the County of Bedford upon or near to the Little Ouse. (b) all that site or toft and bed for the said river and land whereon or over which formerly stood a Mill previously used as a Corn and Paper Mill with the right to use the water according to the right thereof therein or thereto of the said Grantors. (c) All that small piece or parcel of meadow or pasture land or ground lying in Langford near to and belong to the said messuage measuring 1 rood which was in the occupation of Sarah Johanna Edwards, her undertenants or assigns. (d) All that allotment piece on a parcel of land in Clifton Holme Meadow in Lanford containing 2 acres 22 perches bounded on the east by the river, on the south east by the brook dividing this allotment from Midsummer Meadow on part of the west by an allotment to Montague Earle Welby and on the remaining part of the west by the road set out on the Inclosure and called the fourth described private road. Allotment was late in the occupation of Robert Grant, deceased and then his son [first name left blank, Grant]. Under enclosure the land was awarded to Sarah Johanna Edwards alias Johanna Sarah Edwards. Consisted of the common rights and interests belonging to the said messuage and site on mill. Alltoment purchased from her by Francis John William Thomas Giles, deceased. Covenants: (1) convenants with (3) that they have the right to convey lands and that (3) should have quiet possession of the said lands. (2) convenants with (3) that he has done no act to incumber the lands.
