Scope and Content
To daughter Ann House two messuages at Cockernhoe Green, Offley, late in the occupation of John Chalkley and Samuel Kilby etc purchased from John Field.
To daugher Elizabeth Kidman two cottages etc at Cockernhoe Green, late in the occupation of Thomas Hill and John Claridge, purchased of Jos Robinson.
To daughter Sarah Bates two cottages at Lilley, Herts in the occupations of William Robinson and William Simons, purchased of Isaac Wells.
To eldest son Thomas messuage, lands etc at Wandon End, Offley purchased of Mr John Chase.
To said daughter Elizabeth

-- bed, bedding and furniture in room in which she ordinarily sleeps said daughter Elizabeth may reside in dwelling house at Luton for life if she remains single, without paying rent (son James paying all charges).
To Susannah Oakley, St Albans Herts, spinster until George Oakley, youngest of her two children attains 21
-- annual sum of £40 payable out of property in Luton, and from personal estate.
After George Oakley reaches 21
----£13 yearly, to Hannah, chargeable as aforesaid.
---to Susannah Oakley, other child of said Hannah £100 at 21 or marriage.
--- to George Oakley £100 at 21.
To son James all property in Luton, stock, money, securities and personal estate.
James appointed sole executor.

With codicil
To son James freeholding messuage in Castle Street in Luton now in testator's occupation and all other property in Luton, chargeable with payment of £250 to each of four other children - Thomas, Ann wife of John Isaac House, Sarah wife of John Bates and Elizabeth, in addition to what they receive in will. Son James required to provide Elizabeth with a home for her natural life, if she remains single.

With further codicil
To daughter Elziabeth £30 in lieu of provision for home to be provided by James.

Probate (PCC) Sworn at under £3000. Testator died 23 June 1846. 7 Sept 1846.
