    Between: (i) Henry Brown of Luton, gentleman; (ii) Robert Hibbert of East Hyde, Leonard Hampson of Luton, Richard Marks Brown of Luton, mealman Sum of £40 paid to Henry Brown by Robert Hibbert for purchase of property described below: (a) Part of a piece of arable land formerly called Daws Acre in Luton near the lime kilns, bounded on : W by the turnpike road from Luton to St Albans; E by piece of arable land belonging to Dunstable Charity; N and S by other parts of Daws Acre. Land transferred measures 190 feet along the turnpike road and is 60 feet wide at the town end and 57 feet 6 inches wide at the other end; was previously purchased by Henry Brown from Joseph Brown. (b) 12 cottages standing on (a) lately built at the expense of Robert Hibbert Property transferred to Hibbert, Hampson and Richard Marks Brown in trust to be occupied by poor widows or others considered by the trustees to be proper objects of the charity. Excludes widows or other occupiers "as within 20 years preceding such appointment shall have been menial servants or the wives of menial servants in any Gentleman or Lady's family". Robert Hibbert has also transferred the sum of £6000 4% Bank annuities to the trustees, the income from which is to be used to pay taxes, expenses, maintenance of the cottages and half yearly payments to be made to the occupants of the cottages from the remainder. Provision made for the appointment of replacement trustees as necessary, with the number not to fall below three, and for reinvestment in other stocks as thought necessary by the trustees.
