... to niece Mary Hubbard, daughter of brother William Hubbard, late of Mogerhanger, Blunham, yeoman, deceased
- all freehold and copyhold messuages in Blunham, the copyhold parts of which have been surrendered to use of will, for life, she to pay annuity of 8s per week to his sister Mary Wright of Blunham, widow, and then to lawful children of niece living at her decease, to hold as tenants in common but subject to payment of said annuity of 8s.
If said Mary Hubbard dies without issue, then as to cottage, orchard, etc., in Blunham, in occupation of Thomas Smith (copyhold)
... to Sarah, wife of William Lovell, Great Barford, cordwainer, and heirs, freed from payment of said annuity
rest and residue of estate to John Foster of Coldwell [?Holwell] near Hitchin, Hertfordshire, yeoman, subject to payment of said annuity

probate (Prerogative Court of Canterbury) granted to Samuel and Edward Sutton, executors of will of Mary Hubbard, spinster, deceased. William Thomas having partly ‘intermeddled’ and then died. Mary Hubbard survived William Thomas.
