    Bequeaths: - shares in Hertford Luton and Dunstable Railway Company to his son Edwin Hopkins on attaining age 21 - household goods and effects to his wife - money, securities etc. to be realised and proceeds invested on behalf of his son, with reversion to his wife Anne on trust to be used to provide for his son Charles Hopkins; after death of Charles half to executors of his wife and other half to be divided between his sisters Sarah Hopkins and Ruth Parsons; Devises to his wife whatever part of 12 acres 3 roods and 3 poles of land at Slip-in-Caddington [Slip End] purchased by him from Thomas Keen still unsold as well as any part sold but not conveyed to the purchasers, and any unpaid part of that purchase money; Devises to his wife and trustees for sale to pay mortgage debt and any other debts relating to the property: - building ground site in Brown brick field in Luton and any other building ground of which he is possessed; - tenement in Bute Street, Luton now occupied by Dennis O'Brien £300 to be received from insurance policy to be applied to mortgage debt of £300 secured on 5 cottages in London Road, Luton Devises to his wife and trustees following properties from which after satisfying any other sums charged on his estates his wife is to receive rents and profits for life to provide for son Charles Hopkins for life, with reversion to son Edwin Hopkins also to provide for Charles Hopkins: after death of Charles half to executors of his wife and other half to sisters Sarah Hopkins and Ruth Parsons - five cottages in London Road, Luton - three cottages in Langley Road, Luton - four cottages at New Town, Luton - a cottage belonging to him in New Town, Luton Annotated: "Charles Hopkins died many years ago. Anne Hopkins died 21 September 1897 and was buried at the General Cemetery Luton" Devises to wife and trustees all estates vested in him on trust or by mortgage with all monies due theron deemed part of his personal estate
