Scope and Content
Parties:
(i) George William Painter of 31 Arthur Street, Luton, fishmonger;
(ii) Emma Painter of 31 Arthur Street, Luton, widow;
(iii) Thomas Allen of Glaston Villa, London Road, Luton, baker
Reciting:
- death of James Painter intestate on 28 November 1898 leaving his son (i) as his heir at law and (ii) as his widow;
- (i) wished to settle the property in the first schedule
Operative Part:
- (i) conveyed and (ii) released and conveyed property in the first schedule to (iii), subject to the mortgages in second schedule, to allow (ii) to receive rents and profits for her life and to pay interest on the mortgages, remainder upon trust for sale and equal division of profits of the sale between (i) and his brother James Painter the younger

(b) two messuages recently built on (a);
(c) ground with several messuages (33 and 35 Arthur Street) thereon in Arthur Street, Luton, bounded: SW by newly laid-out Arthur Street and measuring 28 feet 6 inches; NW by other land of Thomas Allen and measuring 100 feet; Ne by rear of premises fronting Hibbert Street and measuring 28 feet 6 inches; SE by other premises of Thomas Allen recently sold to Alice Ireland and measuring 100 feet;
(d) land on SW side of Bury Park Road, Luton bounded: NE by Bury Park Road and measuring 27 feet 11 inches; SE by property of [blank] and measuring 80 feet; SW by garden ground of John Hill and measuring 27 feet 11 inches; NW by property of [blank] and measuring 86 feet as shown on conveyance of 24 March 1898;
(e) two dwellinghouses with outbuildings recently erected on (d);
(f) land in Ashton Road, Luton bounded: SE by Ashton Road with frontage of 28 feet 4 inches; SW and NW by land of Abraham Turner; NE by premises of Abraham Turner and measuring 56 feet as shown on conveyance of 17 August 1897 between Abraham Turner and Thomas Allen;
(g) messuage with outbuidings at rear erected by Arthur Turner on (f)
