The writer suggests that if Hawkins offer for Benjamin Clay's farm is to be accepted, it might be a desirable modification to his proposal that the rent be £300 per year and that in lieu of the fourth £100 he pay a premium of £1,000, which may be conveniently applied towards the purchase of the Corporation common rights on Lady Lucas' estate. Hawkins would probably agree to this modification as it would give him 8% for the capital advanced.
