Scope and Content
Parties:
(i) Richard Marriott, late of Gray’s Inn [Middlesex], now of Piccadilly [Middlesex], gentleman;
(ii) Thomas Lee, late of Saint George’s, Hanover Square, but now residing in parts beyond the sea;
(iii) John Schutz of Albermarle Street, Saint George’s, Hanover Square, esquire
Reciting:

- (ii) had lately agreed with Robert Taylor to sell him the Manor of Astwick free from incumbrances except £172 per annum (half of £344) payable to John and Mary Schutz) for £3,050 and at request of (ii), to enable him to take the contract with Robert Taylor to execution, he agreed with (i) to extinguish the annuity of £200 granted by AN29/24 and afterwards (i) would join in conveying the manors and for £2,200 would demise the Manor of Little Barford to Robert Taylor for 1,200 years to indemnify Robert Taylor and the Manor of Astwick from a mortgage of £3,400 vested in Elizabeth Ashhurst and mortgage of £1877/10/- and in lieu of the extinguished £200 annuity (i) would secure to (ii) another annuity of £200 issuing out of Little Barford Manor;

(g) farmhouse with closes of arable, meadow and pasture containing 267 acres, 17 perches in occupation of Edward Peck;
(h) several cottages in occupation of Edward Emery, John Selby, William Landon, [blank] Lewis, William Beby, Edward Wells, John Darlow, Richard Emery, George Pell, Thomas Peck and Martin Croucher;
(i) quit rent of 13/4 issuing out of lands late of Thomas Tingey in Little Barford;
Habendum:
- the annuity of £200 to (ii) for life

- to better secure payment and for 10/0 paid by (iii) to (i); (i), by direction of (ii), granted (a)-(j) to (iii)
Habendum:
- to (iii) for 1,500 years in trust to suffer (i) to take rents and profits and, in default by (i), to pay £200 per annum to (ii)
Proviso:
- on death of (ii) the term of 1,500 would determine

- to better secure payment of £1,000 and interest to (i), (ii) agreed with (i) that if he did not repay the £1,000 and all interest within three years then (i) could keep the £200 annuity for his own use
