    “It is this day further agreed in this second agreement between Mr Price on the behalf of Richard Warburton Lytton, Esquire and John Payne of Radwell in the County of Herts, yeoman and Maltster on his own behalf as follows that is to say” “Mr Price Lets to Mr Payne the Stotfold Lordship Farm late in occupation of Mr Richardson and now of Mr Hooper at the yearley rent of One Hundred and Thirty eight Pounds payable half yearley at Lady say and Michaelmas for the term of 21 years if John Payne Should live so long if not his Executors or Administraters may give it up by giving Mr Lytton or his Heirs a full year’s Notice or they may hold it to the end of the Lease. Mr Price agrees to put the Malting into good repair as soon as Meteralls can be got Ready and all the buildings to be put into good repair and a pale fence or other good fence to be Set Round the Orchard where it is not down and the Cottages o be put into repair. Every thing to be put into good repair when every thing is put into good repair John Payne agrees to keep it in Repair. Mr Lytton to alow rough timber bricks tiles lime and nails to repair it with upon John Payne’s giving timley notice of what is wanting. John Payne is to fetch the Metearals aney ware as fir as Knebworth acadence by fire and Vilent Stormes of Wind and tempests Excepted unless by the wilful neglect or act of John Payne of his Family or servants is not to be acountable for such acadence the Cow Commons to be kep to the Stint and no firer beast to be taken in 60 Sheep to be allowed for the royaltee more than the Stint which is 2 Ship to Every acre of fallow if there is aney Expence arise through keeping the Cow and Sheep Common to the Stint by Law or other ways. Mr Lytton to pay John Payne again if the Common is not Regulated or should be proved as there is aright to take from beast in or should be proved as there is no right for the 60 Sheep over and above the 2 Sheep to an Acre. Mr Lytton to Abate John Payne the Value Yearley in his rent all the Land and Swade as is called tithe free is let free from paying aney tithe what so ever if it Should be proved tithable all of it or aney part of it John Payne to have the value of such tithes as Shall be taken from the tithe free Land and swade abated in his rent. Mr Lytton agrees for John Payne to Inclose aney part of the Land as is not Inclosed or all of it if other people agree to its being inclosed but John Payne is to pay all the expence of Inclosing it if he is amind to Inclose it if aney dispute should arise throng [sic] Inclosure the Land as shall cause aney expence by Law or other ways John Payne to pay it the term of the Lease to Commence at Michaelmas next. John Payne agrees to keep a bull and abore for the use of the Manner. John Payne agrees to take the farm on the above mentined terms and Mr Lytton by Mr Price his agent agrees to grant John Payne aproper Lease Containing all the Covnants above Mentined” In a new hand: “NB Mr Payne agrees to enter into any fair agreement with the Parishioners or those who have a right of common for the regulation of Stotfold Common aforesaid”. Witnesses by William Nightingall and John Payne Endorsed: “This is one of the Papers delivred up by Mr E Payne 6th Feb 1797 to be cancelled”.
