    Parties: (i) Matthew Pedly of Kidderminster [Worcestershire], woolstapler; John Trapp of Bedford, draper (devisees in trust for sale in will of William Pedley, late of Great Barford, gentleman, deceased, eldest son and heir of John Pedley of Great Barford, gentleman, deceased who was only child and heir at law of William Pedley, long since deceased and also devisee in fee in the will of Matthew Pedly, long since deceased); (ii) Rev John Alington of Little Barford; (iii) Rev Charles John Plumer of Canons, Edgeware [Middlesex] (trustee nominated by (ii)) Reciting: - William Pedly “the grandson” at the time of his will of 12 August 1819 was seized, inter alia, of Creakers Farm and devised all his real estate to his brother Matthew and John Trapp upon trust for sale; - AN14/1; - AN14/2 on which twelve allotments were made to William Pedly “the grandson” of which 6th, 7th, 8th, 9th, 10th and 11th are “parcel of the hereditaments hereby to be released”; - William Pedly died seized of Creakers Farm on 7 January 1827 and proof of his will in PCC on 27 April 1827; - sale by public auction on 6 July 1827 at Auction Mart [City of London] at which (ii) bid £7,540 for Lot 1 subject to a valuation for timber, pollards, tellers and saplings which amounted to £1,095/1/1 making total purchase monies £8,635/1/1 Operative Part: - (ii) paid £8/635/1/1 to (i); - (iii) paid 5/- to (i); - (i) released to (a) (ii) Property [as shown on included plan]`: (a) Creakers Farm, Great Barford with farmhouse and 241 acres, 27 perches of which 186 acres, 1 rood, 10 perches were in occupation of Robert Ayres and residue being 6th, 7th, 8th, 9th, 10th and 11th allotments at inclosure were formerly in the occupation of William Pedly, now of Matthew Pedly and John Trapp Creakers Farm descended to William Pedly as eldest son of John Pedly who died in 1796, to whom it partly descended from his uncle Matthew Pedly in his will of 19 February 1749 proved in Archdeaconry of Bedford on 9 December 1751 and partly from his father William Pedly on decease of his widow Elizabeth in 1770 who was devisee for life in the will which was proved in Archdeaconry of Bedford on 8 May 1753 Habendum: - to (ii), to the uses appointed by (ii); to the use of (ii) for his life; to the use of (ii) for the life of (ii), in trust for (ii); to the use of (ii) for ever Witnesses: - Theed Pearse junior of Bedford, solicitor; - Samuel Veasey of Baldock [Hertfordshire], solicitor
