    Reciting will of William Yates deceased, dated 1 November 1787, by which he bequeathed to John Yates and William Loveday, Charterhouse, Square, oilman, among other property - freehold and copyhold messuages, lands etc. in Clifton on trust to take the profits etc. and pay them to use of wife Elizabeth for life, independent of any future husband, and after her decease in trust for sale, and to pay proceeds as follows: ... to daughter Sarah at 21 or marriage - £1000 ... to daughter Rebecca at 21 or marriage - £1000 residue to become part of his personal estate Will proved (Prerogative Court of Canterbury). Sarah Yates died under 21 and unmarried William Loveday is also dead. Elizabeth Yates, the widow, has since died. Premises were put up for sale by auction at Garraways Coffee Shop, City of London, in 3 lots, at which iv) was highest bidder for lot 2 for £1920 and ii) was highest bidder for lot 3 for £2320 Said last mentioned cottage in occupation of Mary Conquest forms one entire building divided into 2 dwellings and cannot conveniently be divided. Now it has been agreed between iv) and ii) with consent of i) that whole building comprising said 2 cottages and appurtenances shall be conveyed to iv) and in respect of cottage etc. in Lot 3 now intended to be conveyed to iv) instead of ii), £21 shall be deducted from purchase money paid by ii) and added to purchase money of iv) for the property in Lot 2, so iv) will pay to i) £1941 instead of £1920. also iii) who are beneficially interested in purchase money by virtue of will of William Yates decease, have agreed to enter into covenants for title as hereinafter mentioned NOW in consideration of £1941 paid to i) by iv) i) at request of ii) and iii) release to iv) - Pedleys Farm with dovehouse etc. in Clifton - Home Close (2 acres with farmhouse) - Butts Close (1½ acres) - pieces of arable, meadow and pasture in common fields of Clifton (122 acres 1 rood, 32 perches) ---11 acres 20 perches of Lammas meadow or pasture, called Further Green Hill, Rush Mead and Round Mead --- 4 acres 24 perches common meadow ground called the Huckfer, Stanford Holme, Dan Acre and Brook Mead --- 107 acres 28 perches of open field arable land in common fields of Clifton ---- 30 acres 20 perches in Shefford Field ---- 12 acres 2 roods in How Field ---- 33 acres 3 roods 17 perches in Hitchin Field ---- 10 acres 1 rood 21 perches in Little Field ---- 20 acres 1 rood 10 perches in East Field all formerly in occupation of Sarah Lyles and now of John Arch - cottage and close pasture adjoining in Clifton formerly in occupation of Sarah Dear and now of Mary Conquest, widow (1 acre 2 roods 20 perches) - other cottage etc. in Clifton in occupation of Thomas Neal, adjoining above cottage and with it forming one entire building all which were formerly respectively purchased by George, Lord Torrington, of Edward Rudd and Mary Lee and others and John Pedley and Katherine his wife and by Pattee, Viscount Torrington of John and Elizabeth Matthews and Sir Woolstan Dixie, baronet, and sold by the present Viscount Torrington to Richard Astley deceased - all other lands late the estate of William Yates deceased, in Clifton, in occupation of John Arch to hold exonerated from any claims except a yearly quit rent of 4s, part of a rent of 13s..4d payable to Lords of Manor of Holm with Langford out of William Yates in Clifton and devised in his will to i) in trust.
