    Reciting a covenant to levy fine of 20 October 1715 a) John Pedly and Katherine his wife (one of the daughters of William Cumberland, late of Clifton, gentleman deceased) b) Edward Waller, Wallington, Hertfordshire, yeoman (who married Dorothy (another of daughters of William Cumberland, now deceased), Jonathan Waller, eldest son of Edward and Dorothy c) George Pedly, Potton, maltster, Thomas Palmer, Shefford, maltster a) and b) covenant to levy fine to c) of - all messuages, cottages etc. (of which the property hereinafter mentioned is a part). The use of which fine as concerning a certain messuage in Clifton in occupation of John Pedly and land in the parish fields of Clifton in occupations of Ann Pedly and William Hanscombe as described in a schedule annexed to the deed, are declared to be to such uses as a) should appoint Reciting also an assignment of 2 November 1723 by which ii) assigned said property to Arthur Worboys of Wellbury, Offley, Hertfordshire, for 1000 years, in consideration of £200, to secure repayment of said £200 and interest at 5% per annum By further charge of 2 April 1724 ii) borrowed a further £90 from Arthur Worboys (total £290) at 5%. Total sum chargeable on property as above. By an endorsement of 2 June 1724 a further £20 (total £310) was charged on the property. Reciting also Transfer of Mortgage of 12 October 1725. £331..1s..6d was owing to Arthur Worboys. On payment of this sum by Charles Fletcher, Arthur Worboys transferred to him the above mentioned property, to be held for residue of the term of 1000 years. This transfer was ratified by ii). If however ii) repay £339..7s on 12 April next at White Hart in Ampthill to Charles Fletcher, then he will surrender residue of said term to ii). Said £339..7s not paid whereby interest of Charles Fletcher became absolute in law for remainder of said term By endorsement on above dated 30 August 1736. John Pedly and Katherine borrowed a further £70 from Charles Fletcher secured on above mentioned property. Said £339..7s and £70 were not paid whereby interest of Charles Fletcher became absolute in law for remainder of term. By Further Charge of 26 June 1728 John and Katherine Pedly borrowed a further £160 from Charles Fletcher and had agreed to pay off all arrears of interest due on outstanding sums secured on above property (total £660 and interest) By Further Charge of 26 May 1730 John and Katherine borrowed £112 from John Pepiatt and £18 also paid by John Pepiatt and the said John and Katherine did grant, bargain and sell and to farm let to John Pepiatt - messuage, farmhouse and dovehouse in Clifton - closes pasture belonging - several pieces arable, ley and meadow ground in the common fields etc. of Clifton (80 acres) in occupation of John Pedly term - 1000 years with proviso for redemption John Pepiatt has received from John and Katherine Pedly the sum of £72 (in part of £130) so £58 is still due iii) has lately purchased of John and Katherin Pedly the inheritance and fee simple of the premises for £850 £682..13s..6d is due to Charles Fletcher which with £58 due to John Pepiatt total £740..13s..6d and which has been paid out of said £850 now i) in consideration of £682..13s..6d paid by Charles Fletcher and £58 paid to John Pepiatt by iii) - being part of said £850 purchase money i) by appointment of iii) and consent of ii) transfer to iv) - said messuage, farmhouse, dovehouse, land etc. for remainder of terms of 1000 years and 1000 years in trust for iii) signatures of i), ii) and iv) Endorsed receipts Witnesses: William Halfpenny, Thomas Dockerill
