    i) Fairmeadow Penyston of Cornwell (Oxfordshire), esquire, cousin and devisee named in the will of Francis Astry of Woodend, D.D., deceased ii) Thomas Walker, esquire, clerk of the City of Oxford Reciting that for settling and assuring the manor, messuages, lands, tenements, tithes, hereditaments and premises mentioned below to the uses expressed and declared of and concerning the same, i) covenants with ii) that he will, in this present Easter term, levy and acknowledge unto ii) and his heirs a Fine for assurance etc. of: a) the manor of Wadlow and other estates in Harlington, Toddington, Tingrith and Westoning as itemised in detail in, and comprising as in X732/9 a) - oo) et al. The pieces involved are described individually in this deed but the only differences in description compared with that given in X732/9 are as follows: - m) described as containing about 6 acres and now or late in the occupation of William Godfrey - s) described here as called ?Vunnonds's/Ummonds's - bb) occupier's name spelt Howsen - ff) spelt Kinnings b) messuage or tenement with appurtenances late in the tenure or occupation of Edmund Glenister, butcher, but now of Thomas Howard, commonly called Owens alias Onnons (?Omions) alias Inons c) all and every the fields, closes, inclosures, pieces and parcels of arable land, meadow, pasture, leys and wood ground with appurtenances mentioned below and belonging to b) or held, used or occupied therewith and being in the parishes of Caddington (Hertfordshire and Bedfordshire) and Luton and late of Edmund Glenister but now of Thomas Howard his undertenants or assigns: - close called Bread Croft (20 acres - close called Bawdings (11 acres) - close called Bawdings Herne (6 acres) - close called Wellcroft-end (9 acres) - close called Great Wellcroft (10 acres) - close called Great Close (15 acres) - close called Nether Croft (7 acres) - close called Blastons Hill (11 acres) - 2 closes lying together with a spring of wood adjoining (22 acres) - close called Close Croft and a piece of ground called Four Acres Croft with the wood ground adjoining thereto (26 acres) - 2 closes called Goosewicks or Goosefields with the meadows, closes and grounds adjoining (7 acres) - close called Little Wellcroft with Bawdings Grove adjoining (4 acres) - close called Little Neither Croft with a grove of wood adjoining (6 acres) - 2 closes called Daniels and Provender d) piece or slip of ground containing about 3 stitches lying in a field of Samuel Coppin[s], esquire, called Mr Coppins Fourteen Acres Field, which piece of ground lies next to Blastons Hill e) 20 acres of land lying dispersedly within the common fields of Caddington and Luton viz. in the Heath Field - 1 acre abutting upon the land of Samuel Coppin, esquire, called the Provender, East, and the land of [ ] Wilkinson, West in Provender Corner - 3 acres, the land of James Archer lying on the East side and a close called Caddington Meager on the West side thereof and abutting upon a close called Provender Corner Close on the South, and Rushmoorfield on the North in Rushmoore Field - 1 acre, the land of the said James Archer lying on the East side and he land of [ ] Birch on the West side and abutting on the land of Samuel Coppin on the North and South parts thereof - 1 acre abutting upon the land of Samuel Coppin on the North and East parts thereof, and the land of [ ] Holt on the South and West sides thereof - 1 acre called Church Acre, land of James Archer lying on the North side thereof and the land late of Francis Astry but now of i) lying on the South side thereof and abutting upon Chaley End Lane on the West and the land of Samuel Coppin on the East - 1 acre, land of [ ] Holt lying on the West side and land of [ ] Birch on the North East side thereof and abutting upon the land of Zachary Neale on the South - 1 acre 2 roods, land of [ ] Birch lying on the East and West sides thereof and abutting upon the land of Samuel Coppin on the South and on the land of [ ] Langford, East - 1 acre called Long Acre, land of James Archer lying on the East and West sides thereof and abutting upon the land of [ ] Birch on the South and on Wickett lane, North - 1 acre abutting upon the land of Samuel Coppin, esquire, North and upon the land of [ ] Birch, South, the land of [ ] Wilkinson lying on the West side thereof and the land of [ ] Birch on the East side - 1½ acres abutting upon the land of Samuel Coppin on the North and South, land of [ ] Wilkinson lying on the West, and the land of [ ] Holt on the East side - 2 roods, land of [ ] Birch lying on the East and West sides thereof and abutting on the land of [ ] Wilkinson, North and South - 2 roods more described exactly as the last entry - 2 acres, land of Samuel Coppin called Bitters Dell lying on the North, East and West parts thereof and land of James Archer on the South - 1 acre 2 roods, land of Samuel Coppin lying on the East and West sides thereof and abutting upon the land of Samuel Coppin on the North and South in the North Field - 1 acre abutting upon Chaley End Lane, East, and land of Samuel Coppin, West, land of Samuel Coppin lying on the South side and land of [ ] Wilkinson on the North side - 2 acres in Winchfield Corner abutting upon the land of Samuel Coppin on the South and North parts thereof and land of [ ] Holt lying on the East and West sides thereof - 1 acre, land of [ ] Howard on the West side and land of [ ] Holt on the East side thereof and abutting upon the land of Samuel Coppin on the North and South - 3 several pightles of arable land called by the name of North Field Pightles containing together 3 acres; one of which abuts upon Chaley End Lane, East, and upon land of the late Dr Astry, but now of i), West, land of [ ] Holt lying on the South side thereof and land of Samuel Coppin on the North side; another of which abuts East on Chaley End Lane and West on the land late of Dr Astry but now of i), land of Samuel Coppin on the South, and land of [ ] Holt on the North side thereof; and the other of which abuts upon Chaley end lane East and West, upon land of Samuel Coppin on the South side and the land late of Dr Astry but now of i) on the North side f) tithes and tenths of all manner of hay, corn and grain yearly growing, renewing, or increasing, coming or being out of, in or upon or belonging to or payable and issuing from or out of all and singular the before mentioned several fields, closes and inclosures called by the several names of Blastons Hill, Four Acres Croft, Close Croft, Goose Wicks or Goosefields, Daniels Close or pightle and Little Nether Croft which said several fields and closes lie in the parish of Luton and contain together by estimation 50 acres g) all tithes and tenths of all manner of hay, corn and grain etc., from all and every other part of the before mentioned lands and tenements that lie in the parish of Luton h) messuage or tenement with appurtenances called Carpenters also Badins of Baldins in Caddington (Bedfordshire) now or late in the tenure or occupation of Thomas Howard, his undertenant(s) or assign(s) j) all and singular the several inclosed closes and pieces and parcels of arable land, meadow, pasture, and wood ground appertaining to h) or used, occupied or enjoyed therewith in the parish of Caddington (Bedfordshire) containing together 30 acres and now or late also in the tenure or occupation of Thomas Howard, his undertenant(s) etc. k) several pieces and parcels of land also belonging to h) or therewith now used or enjoyed and now or late also in the tenure etc. or occupation of Thomas Howard etc. viz. - 4 acres of land in a common field called North Field in the parish of Caddington (Hertfordshire) - 1 acre of land in the same field - ½ acre of land in the same field - 3 acres of land in Rushmoor Field in the parish of Caddington (Bedfordshire) in 4 several pieces And all other the real estate of i) situate, lying and being in the towns, vills, and parishes of Harlington, Westoning, Toddington, Tingrith, Caddington and Luton or whereof or wherein the said Francis Astry at the time of his death had any estate of inheritance or freehold in possession, reversion or remainder or expectancy Declaration and agreement between the parties that the fine (and any other assurance(s)) to be had and levied of a) - k) shall be and enure to and for the only proper use and behoof of i) and his heirs and assigns for ever Dorse: sealed and delivered in the presence of John Dunn and William Margets [?]
