    Whereas: By his will dated 5 Apr 1841, John Ladds devised his freehold lands to his daughter in law Ann Ladds, widow of his son James, and after her decease or re-marriage he directed that the property be sold and the proceeds divided between her son John Ladds [first party to this deed], and daughter Maria Ladds. Whereas: The testator died 8 May 1843; Will proved 2 August 1843; Ann Lads died 2 February 1848 and Maria Ladds died unmarried and intestate 10 Apr 1846, during the life of her mother, leaving John Ladds the sole beneficiary. - Land at Tempsford and Everton Town Field containing 3a 28p; 2 roods was purchased by John Ladds, deceased from John Usher in 1802; another part purchased from George Kitchin in 1803 [WY1032/6/2], and all the other property of John Ladds deceased in the parishes of Everton cum Tetwoth and Tempsford.
