    - 'messuage wherin I now dwell in Biggleswade' with malthouse etc which were purchased of Edward Heming - 1 acre land purchsed of Mr Edward Rudd, called Rye Close - 32 acres arable purchased of Mrs Reynolds and her son Anthony Reynolds, in Biggleswade (the copyhold premises being surrendered to the use of his will) to be chargeable with annuity of £20 to 'my loving wife Elizabeth' - £200 ... to son Edmund Winn - messuage, lands lately purchased of Joseph Baker in Thorncott in Northill, and Beeston and Hatch, subject to payment of annuity to £10 to 'my loving wife Elizabeth' ... to said wife, Elizabeth - £10 ... to son, Henry Winn - inn in Biggleswade called The Angel in occupation Mary Blewitt and John Toseland - 2 little meadows on other side of river of Biggleswade in 'my own occupation', which were purchased of Edward Bray and widow Adams - farmhouse etc in Wilstead purchased of Richard Brasley - land in parish fields of Wilstead now in occupation William Hawkins ... to daughter Elizabeth Winn - cottage in Holm Street in Biggleswade now divided into 4 separate dwellings in occupation John Sheffield, George Souther, Elizabeth Armer and Thomas West - £150, £80 of which is legacy of late grandfather payable out of said messuage in Holm Street ... to daughter Mary Winn - cottage in Shortmead Street in Biggleswade now divided into 3, in occupation widow Hyde, John Pope and Thomas Wells - £150 to be paid at 21, in meantime to be paid for maintenance etc If either Edmund or Henry die under 21, then estate to be divided equally between survivor and John. If John dies under 21 then estate to Edmund and Henry equally. Same provisions regarding Mary and Elizabeth.
