    Parties: (i) Frederick Joseph Manning of George Street, West Luton, architect and surveyor, and Arthur John Powdrill of Crescent Lodge, London Road, Luton, contractor; (ii) Borough of Luton Operative part: (i) sells (a) to (ii) for £2797.12s Property: (a) 5 acres 33 poles and 2 yards of land on the east side of Old Bedford Road, Luton as shown on plan Covenant: - if land is used for any purpose covered by Education Act (ii) covenants to abide by restrictions in First Schedule; - if land is used for any other purpose (ii) covenants to abide by restrictions in Second Schedule - (i) will produce to (ii) deeds as listed in Third Schedule First Schedule - no building higher than 5 feet to be built between building line shown on plan and Old Bedford Road; - no public house, beer house or house for sale of intoxicating liquors to be built and no intoxicating liquors to be sold or distributed; no trade or business orther than solicitor, physician or surgeon to be carried on without written consent of (i); - no hut, shed, caravan or other chattel intended to be used for sleeping, no advertisement, horarding booth, show, swing or roundabout (unless solely for use of children attending school) to be placed on the site; - no houses or buildings build on land to have Fletton bricks or rustic Fletton bricks for external facings of walls; all houses or buildings to be detached or semi-detached unless written permission given by (i); (i) reserve right to insist on use of tiles instead of slates; - (ii) to comply with all Local Authority requirments; - (ii) to contribute share of expense of repairing and maintaining any new roads, sewers and paths fronting the land until taken over by the Local Authority - (ii) to build within 3 months a boundary wall, hedges with post and wire dividing fence, or close boarded fence not less than 5 feet high as marked on plan; - (ii) not to cut down any front boundary hedges, or trees or shrubs on the land unless necessary for the erection of buildings; - (ii) has no right of light or air or other right which would restrict the use of (i)'s adjoining land; - no bungalow to be built on the land - no front boundary wall or fence or front division wall or fence to be erected in front of the building line on the land; live hedge to be planted in these positions with or without dwarf walls and/or posts or chains Second Schedule - all provisions listed in First Schedule; - all plans for erection of houses or buildings to be approved by Messrs Manning and Steel; - no house or building with a flat roof to be built on the land - no flats to be erected on the land; - no house for which building cost is less than £1500 to be erected on the land Third Schedule - conveyance of 23 August 1930 between (i) Thomas Rupert Clutterbuck; (ii) Putteridge Estate Company; (iii) The Vendors; - conveyance of 22 April 1931 between (i), (ii) and (iii) as above; - release dated 18 July 1931 between (i), (ii) and (iii) as above
