covenant with George Hawkins & James McFarlane that if they become seised of any real or personal estate by virtue of any grant, bequest etc, they will at expence of said trust convey same to Hawkins & McFarlane or the trustees for the time being subject to trusts for benefit of said H.R. Russell & Susannah & their children.
